Abstract

This residential development brings together three landlocked sites previously under different ownership, to establish a strong sense of community and identity for future residents. The existing residential units currently back onto an area of overgrown waste ground. The new housing units and associated landscaping acts as a catalyst for improving the local environment. A proposed tram stop at the rear of the site will when implemented will enhance the permeability of the site and links to the wider community. While the overall scheme is proposed in three phases providing a total of 80 units, only Phase One consisting of 30 units has been built to date. The Master Plan is intended to work as a cohesive development, focused around a central landscaped street. However Phase One was designed to work as a 'stand alone' scheme. The central space is divided into a series of private and semi-private spaces intended to promote ownership of the surroundings whilst allowing social interaction between the residents. Individual blocks have been developed to continue the ideas of social interaction whilst always ensuring appropriate degrees of privacy can be achieved. A series of cantilevered 'boxes' sit over a ground floor podium, which creates an elevated shared terrace and additional amenity space. A series of conservatories, winter gardens and balconies overlook these areas and create the opportunity of personalised spaces.
